Garbage and Recycling

Unfortunately, we continue to have issues with our garbage and recycling bins.  Often, some of the garbage and recycling bins are overflowing days before our scheduled pick up day.  To help control this issue, the Board and I are asking for your help.  Your support by following the below rules and guidelines will be greatly appreciated.

Garbage:

  • Dumpsters are for normal household garbage only.
  • Do not use the dumpsters for disposal of remodeling or construction debris. Garbage from remodeling must be hauled off either by the contractor or the homeowner/resident.
  • Large items, such as furniture of any type including, but not limited to -chairs, desks, sofas, lamps, mattresses, TVs; bicycles;  appliances of any type, including but not limited to microwaves, toaster ovens, etc.; carpets, pet crates, should be donated or taken to the garbage dump by the resident.
  • If the dumpster closest to you is full, please take your garbage to the next nearest dumpster.
  • Please do NOT leave bags of trash in front of dumpsters. In addition to looking bad, it attracts rodents and pests.  Again, if the dumpster or recycling bin nearest you is full, please take it to another container.
  • Violators of the above may be subject to fines.

Recycling:

  • Items that can generally be recycled include:
    • Paper/Cardboard: Flattened cardboard, office paper, envelopes, mail, magazines, mixed paper, newspaper, paper bags, paper cups, phone books and paperback books, wapping paper (non-metallic), paper cartons, juice boxes
    • Plastic: Plastic, food containers & trays, clear or colored plastic milk jugs, dairy tubs, pill bottles (no prescription vials), plastic cups, lids (3 inches or wider), plastic plant pots
    • Metal: Aluminum cans, Aluminum foil & pie tins (clean), tin cans
    • Glass: Bottles, jars
  • Cardboard boxes need to be broken down, and potentially folded, so that they fit within the blue recycle containers.
  • If you want to bring multiple recyclables to the blue bins, they should be in paper bags. Plastic garbage bags are not approved for placement in the blue containers.

Update on Closures Due to Corona Virus/Covid 19

As we continue to work our way through the challenges of doing our part to help ensure the safety and well-being of our homeowners and residents, the Board has been discussing the rules and guidelines for our on-site recreational resources.   Below is an update on those items:

Pool Closure
The pool will remain closed until further notice.  We recognize that State guidelines currently suggest that outdoor recreational facilities can potentially open sometime during Phase 3 of Washington’s Phased Approach to re-opening the State.  However, there is planning and preparation for a phased opening of the pool that will need to occur, and we cannot begin that planning and prep work until guidelines from King County are released.  We understand that the pool is a favorite pastime for residents during the summer, and we apologize for the inconvenience.  However, we ask that you do your part to help keep yourselves and your neighbors safe by being patient while we work through issues that have never had to address before now.

Cabana Closure
The Cabana will continue to remain closed until at least Phase 3.  As with the pool, we anticipate specific rules and guidelines will be issued for the opening of venues/meeting spaces.  Once those are available, the Board will need to determine how to move forward with the opening of the Cabana.  We anticipate that, at a minimum, there will be new cleaning guidelines for both the renter/homeowner and the Association that will need to be followed.  There may also be additional rental fees to cover the costs related to re-opening the Cabana for event rental.

Tennis Court and Play Area
Unfortunately, as with the above, the Tennis Court and the Play Area will remain closed until at least Phase 3.  We will re-open those areas when guidelines from the State and King County are released and once we have had time to put measures into place to implement the re-opening.

In the meantime, it has been brought to our attention that while children are not using the Play Area, there are some adults that are continuing to use the area as part of their exercise routine.  Please note:  The Play Area is closed to BOTH children and adults.  It should not be in use by anyone, for any reason, at this time.  This includes the benches around the play area.

We understand that the above is inconvenient and frustrating.  We appreciate your continued cooperation as we all work to keep each other safe and healthy.

June 2019 – Pool Opening Memo and Rules

POOL OPENING DATE AND POOL/JACUZZI RULES

Re:  Pool Opening Date and Pool/Jacuzzi Rules

We have almost completed the renovation of our pool and spa.  The last phase is all about final testing of things to ensure we meet health code requirements.

We are pleased to announce that we anticipate the pool will open on June 10.

While we wait for the final tasks to be finished so that we can open the pool, the Board would like to take this opportunity to remind Homeowners and Residents of the Pool & Jacuzzi Rules.  They can be found in your HOA Handbook, however, for your convenience, we have attached them to this memo.

In addition to the regular rules, the Board would like to ask Homeowner’s and Residents to also be mindful of the below items:

    1. For your safety, and for the safety of others, climbing or standing on the pool railings is not allowed. It can cause damage to the railings and create safety issues.  And, if it breaks or damages the railings, that will be an expensive repair that will be assessed to your unit.
    2. For your safety, and for the safety of others, standing on the pool furniture, is not allowed. You, or others, could be injured and/or you could break the furniture.  We have purchased some new pool furniture this year.  If you break or damage the furniture, you will be assessed the cost of replacing the furniture.
    3. Please be mindful of noise. We recognize that people are having a good time in the pool.  However, especially at night, please remember that voices and sound carry and are amplified by the pool and jacuzzi.  What may seem loud to you at the pool is probably loud to the units around the pool.
    4. We received complaints last year about large and oversized floatation devices in the pool. We would like to remind you that inflatable floatation devices are not allowed in the pool.
    5. Please remember that children under the age of 7 are not allowed in the jacuzzi. This also means that children should not be playing with the buttons on the jacuzzi and turning it on and off.  We ask that adults please monitor to ensure this does not happen.

Winter Hours: Closed

5.7.1    The pool and area is for the exclusive use of the Sammamish Bluffs Condominium residents, their family and guests.

5.7.2    No person with a communicable disease may use the pool or jacuzzi.

5.7.3    All persons must have a cleansing shower before entering the pool or jacuzzi.

5.7.4    All persons using the pool do so at their own risk.  The Sammamish Bluffs Condominium Association is not responsible for accidents and/or injuries.

5.7.5    Supervision is mandatory by a responsible adult (age 18 or older) at all times for children under 14 years of age.  YOU ARE RESPONSIBLE TO SUPERVISE YOUR FAMILY AND GUESTS.  DO NOT ASSUME OR EXPECT OTHER ADULTS USING THE POOL AREA TO SUPERVISE OR BE RESPONSIBLE FOR YOUR CHILDREN.

5.7.6    When the pool is used by persons 14 to 18 years of age at least two people, 14 years of age or older, must be at the pool facility at all times the pool is in use.

5.7.7    If a child cannot swim, or is under the age of 7 years old, the parent must be in the pool with them.  NO CHILDREN WEARING DISPOSABLE DIAPERS ARE ALLOWED IN THE POOL AT ANY TIME!  (SWIM DIAPERS ARE ALLOWED)

5.7.8    No one under the age of 7 is allowed in the jacuzzi.   Six adults are allowed to use the jacuzzi at one time and at half-hour intervals.  Use of the jacuzzi with alcohol or medication in your bloodstream, or while pregnant is extremely dangerous and must, by Health Department Regulations, be avoided.

5.7.9    Swimmers are to wear appropriate swim suit or trunks while in the pool or jacuzzi.  Street clothes, jeans, or cutoffs are not permitted.  Swimmers are to have hair secured in a bun close to the head or must wear bathing cap while in the pool.  Hair, bandages, chewing gum, and other foreign objects clog the drain and filter system.

5.7.10  Appropriate conduct, courtesy, and consideration for families in the immediate area of the pool is expected of all pool users.  Residents are responsible for the conduct of their guests.  GUESTS MUST BE ACCOMPANIED BY A RESIDENT WHEN USING THE FACILITIES.

5.7.11  Anyone putting debris in the pool will be charged the cost of draining, cleaning, refilling and chemicals required to bring the pool back to Health Department Code, as well as being restricted from further use of the pool.

5.7.12  Breaking of any pool rule may result in a temporary, season, or permanent suspension from the pool area.  An adult permitting a child to break the rules as well as the child may be suspended.

5.7.13  Anyone opening a pool gate for someone who either has a non-working key or does not have a key, other than their family or guests, will be subject to suspension from the pool area.

NOT ALLOWED IN THE POOL AREA

  • NO RUNNING, SCREAMING, OR HORSEPLAY (action that is a potential danger to oneself or to others).
  • NO GLASS CONTAINERS, FOOD OR ALCOHOL BEVERAGES IN POOL AREA.
  • NO SMOKING IN THE POOL AREA.
  • NO LOUD RADIOS OR MUSIC.
  • TOYS NOT MADE FOR POOL USE ARE NOT ALLOWED IN THE POOL AREA.
  • NO PETS IN THE POOL AREA.
  • USE OF INFLATABLE FLOATATION DEVICES IS PROHIBITED.

Christmas trees

Residents, when it’s time for you to remove your Christmas trees, please place them behind the garbage enclosures and the HOA will remove them for recycling. Please do not place them in the dumpsters. It would be appreciated if the are removed before January 15th, since after that the disposal fee increases for the HOA.  Also, please do not cut them up and dispose of them by burning them in your fireplace.

Homeowners Survey and July Board Meeting

Homeowners Survey

Homeowners were sent a survey about the HOA rules & regulations at the end of June (on light yellow paper).  If you are a homeowner, the HOA Board would greatly appreciate your response. If you are a renter/tenant, we would appreciate it if you could mention the request to your unit’s owner.

 

HOA Board Meeting

There will be a HOA Board Meeting on Thursday, July 19th, in the cabana, at 7pm.  All are welcome.

April Community Update

Flowers: The flowers around the complex are for the residents to view only.  They are not for personal use; please do not pick them.

Bait stations: The HOA has increased the number of rodent bait stations from 20 to 75 around the buildings, garbage enclosures, and on the freeway side of the parking lot.

Carpet cleaning: The entry carpets for Buildings A-E were cleaned starting Monday, April 2nd.

Carpet replacement: The entry carpets for Buildings F, G, & H were/are being replaced starting Monday, April 2nd.

Attic insulation: On Monday, April 2nd, the company that is going to install insulation in the building attics started prepping the attics for the installation.  The insulation will be installed at the end of April or beginning of May.
